Do I need a tourist licence to rent my property on Airbnb in Andalusia?
Yes. Any property advertised on tourist platforms (Airbnb, Booking, Vrbo, etc.) in Andalusia must hold a valid Vivienda de Uso Turístico (VUT) licence. Operating without one risks fines from €16,000 and delisting by the platforms.
Can I transfer the tourist licence when I buy a property in Spain?
Yes. The tourist licence in Andalusia is attached to the property (real nature), not the person. When you buy a property with an existing licence you can transfer it to your name through a cambio de titularidad (change of holder). We handle this process completely. What is the SES platform and is it mandatory?
The SES (Sistema de Entrada al Servicio) is Andalusia's mandatory guest-registration system. Since 2 December 2024, all tourist accommodation operators must report each guest check-in through SES within 24 hours. Non-compliance carries significant fines.
What is the NRA and do I need it?
The NRA (Número de Registro de Alquiler) is a registration of the tourist use of your property in the Land Registry. Since 1 July 2025, tourist properties must display the NRA number in all advertising. We handle the full NRA application process.
Do I need the community of owners' approval for my tourist licence?
Since 3 April 2025, new tourist licences and changes of holder in Andalusia require the approval of the community of owners (homeowners' association) by a majority vote. This requirement is not retroactive for licences already granted before that date.
How long does it take to get a tourist licence in Andalusia?
The Responsible Declaration takes effect immediately upon filing, meaning you can operate from day one. SES registration takes 1–7 days. The NRA inscription at the Land Registry can take weeks to months. A full end-to-end process is typically completed within 4–8 weeks depending on complexity and location.
